People don't really read this section but hopefully this will still get noticed.  So if you were to find the absolute perfect gym to go to what equipment would be in it?  I am asking this question because I am currently working on a business plan for a fairly small gym, and although my views of what a gym needs may be one way I will probably overlook what a lot of people would like.  There is some things I won't include on purpose, but I am also having to at this point look at starting fairly small.
 
So please do me a favor and list all the things you must have in your dream gym, your vision might be completely different but that is ok, tailor it to yourself.
edit: you might want to make your post before reading what everyone else says so it really is what is important to you, yourself.

Lots of Olympic Bars and weights, plus cages and bars.

Stuff like that. Look up Defranco's gym, pretty much perfect.

And I wrote this before peeking at anyone elses.
I know your gym will be on the small side but here's what I'd like in a gym no matter how big.
I'll try to list in priority order:
Nice dumbell set.  Multiple copies of popular weights a plus.  Smaller steps for lower weights.  Up to at least 30 pounds should be in 2.5 lb steps, not 5.  Maybe I could find some 2.5 lb wrist weights or something.
Power rack.  A small branch associated with my gym doesn't have one and it's awful w/o one.
Nice assortment of weight plates, including 2.5s.  EZ bar.  Collars.  Bands, cable bar assortment, exercise balls.
Flat barbell bench and adjustable flat DB bench.
Adjustable incline barbell bench.  My gym has a fixed incline bench.  Would be nice to hit from multiple angles.
Leg sled with adjustable back.
Cable rack.
Dip/chin assist machine.
These machines at least:  leg extension, leg curl, or some ability to do those exercises.
Seated calf raise.
Decline bench.
Stretch mat area.
Hack sled.  My gym doesn't have one but I remember liking it in a previous gym.
Cardio equipment:  Treadmill, bike, crosstrainer.
That should do it.

This is what i'd put in mine:

20 squat racks
10 benches
3 full racks of free weights
Pull up bars
OH press
Lots of weights
and a track around it for HIIT
Goals:
-Find more time to get to the gym..
